PERI modification

The purpose of this amendment is to establish a joint arrangement for the area of PERI No. 23 "Pedregales"; two adjacent plots of land, which were ordered and managed with the residential development of the block delimited by the Pedregales, Garcilaso de la Vega , Piqueras y Piquete and five portions of free public spaces that have either been affected by the urbanization of Piquete and Piqueras Streets, or are necessary to regularize the arrangement of the complex.

The purpose of this amendment is to establish a joint ordinance for the area of PERI No. 23 “Pedregales”; two plots adjacent to it, which were ordered and managed with the residential development of the block delimited by the Pedregales, Garcilaso de la Vega, Piqueras and Piquete roads and five portions of free public spaces that have either been affected by the urbanization of the Piquete and Piqueras streets, or they are necessary to regularize the organization of the complex.
The modification proposes delimiting two Execution Units, coinciding with the two plots that currently have the category of Unconsolidated Urban Land.
West Area Execution Unit in which the building is arranged in two independent blocks with a height of B + 6: In the north, with access from Piquete street, there is a 23-meter rectangular block on the north facades and south and 21.40 meters on the east and west facades. In the southern area, a longitudinal block of 15.84 meters deep is configured that is integrated with the municipal lot located at No. 5 of Pedregales street (in which the interior alignment has been adjusted).
East Area Execution Unit in which the residential land is proposed to be built with a height of B + 6, determining its eastern alignment as an extension of the corresponding alignment of Pasadera street, while the west is aligned with the one corresponding to the block located on the other side of Garcilaso de la Vega street.
The private free zone complements the soils that already have that qualification -lot referenced as 4 in plan 02-.
